Do your homework before going to and participating in a real estate auction. Decide in advance what the maximum allowable price you'll pay for each property you choose to bid on. Auctions encourage impulsive buying behavior. There's always someone dumb enough to pay too much for a property--better to let that person overpay while you live to spend your more wisely another day.

NJ Governor, Mikie Sherrill signed The New Jersey FAIR Act (Forbidding the Algorithmic Inflation of Rent Act, A3497) on July 20, 2026, that prohibits landlords and software companies from using non-public competitor data and pricing algorithms to artificially coordinate and inflate rental housing costs.
